Many people may have heard that the Chinese expression for “crisis” consists of two characters, “challenge” and “opportunity.” The expression could also describe the dual nature of the current housing market downturn – peril and potential.

Whether you are taking advantage of current prices to buy a house or trying to cope with a difficult financial situation to keep your home, it is important to understand how a mortgage works and what to do if you start to encounter payment problems.

According to an HSBC-North America consumer survey, one out of three people don’t even know if they currently have a fixed rate mortgage or adjustable rate mortgage. Moreover, three out of ten consumers surveyed have no idea of what types of fees are associated with their mortgage loan. Loretta Abrams, senior vice president of HSBC’s Consumer Affairs, says improving mortgage know-how will help consumers protect their investment

Before you obtain a mortgage or a mortgage refinance loan, make sure you understand the following:

What types of mortgages are you considering? Is it a fixed rate mortgage or adjustable rate mortgage (ARM)? What are the advantages and disadvantages to your personal situation?
What’s the interest rate and how much are the fees associated with the mortgage loan? Costs such as points and processing fees can be an added two to ten percent of the loan. You don’t want to be surprised by an extra $2,000 or $10,000  in fees when you close your loan;

As a general rule, you should spend no more than 28 percent of your gross monthly income on housing expenses. Besides the mortgage, remember to include taxes, insurance and other related expenses;

If you have an adjustable rate mortgage (ARM) loan, make sure you know when the payment can change, by how much, and what the maximum payment can be. Check into options like mortgage refinancing before your adjustable mortgage resets.

Do you have money to cover costs if your roof suddenly leaks or your furnace goes out? Set aside an emergency fund (three percent of your home value) for maintenance and other unexpected costs.

If you have payment problems or you’re just having trouble keeping up with your mortgage payments, remember it’s never appropriate to “do nothing.” No one – neither you nor your lender – wants you to lose your home. The earlier you take action, the more options you may have.

Take the following steps:

Contact your lender at the first sign of trouble.  Respond to all your lender’s communications, describing your circumstances;
If you prefer to speak first to a trusted third party about your options, call Homeowner’s HOPE™ Hotline, 888-995-HOPE. You can also dial 1-800-569-4287 or visit www.HUD.gov for a HUD approved counselor
Take advantage of free resources on YourMoneyCounts.com, available in both Spanish and English, to find information that will help you manage your finances.

              The Islamic Republic of Afghanistan is a landlocked country, located in the center of the Asian continent. Afghanistan is an ancient region that is full of historical prominence, sharing history with bordering countries like Iran, Pakistan, and China, and has historically linked with several outer countries like the Soviet Union, and the United States of America. Since the 1970’s Afghanistan has been involved in several ongoing brutal wars and invasions, including the current invasion of the U.S. that began in the year 2001. Geographically, the country is mountainous with wide-open plains to the North and the South. The highest point in Afghanistan is Nowshak, which is about twenty-five thousand feet in elevation. The climate is mostly dry, with a continental climate of hot summers and cold winters, and is known as the Endorheic Sistan Basin, which is the driest region in the world. The area is prone to earthquakes, and was affected most recently in 1998, when over four thousand people were killed, by a violent quake. Afghanistan is the forty-first largest country in the world, and has access to an abundance of highly important natural resources, such as Petroleum and natural gas. Other resources include uranium, coal, chromite, talc, barites, sulfur, salt and lead. The country’s capital and largest populated city, is Kabul, and the primary language of the people is Dari, formerly known as Persian. There are also an estimated thirty other minor languages spoken in the region, so bilingualism is very common to the country. Culturally, Afghans are a very proud people. They hold religion, family; ancestry and their independence with the utmost pride, sometimes even to extremes. There is much apprehension in the world for the people of Afghanistan, due to their extreme clan pride and willfulness to resort to the use of firearms and other weapons to resolve disputes. Afghanistan is one of the poorest and most undeveloped countries in the world and it’s citizens live on an estimated two dollars per day. The unemployment rate is at forty percent, and is expected to continue to go up in the next decade as high as sixty percent. The education system is improving slowly in modern times, but with poor cultural conditions, and unsafe structures the literacy rate in this country is astounding. An estimated fifty percent of males in Afghanistan are illiterate and an even more mind numbing seventy percent of the country’s women are illiterate. The imbalance in education is mostly due to the fact that most families in the country will not allow their daughters to be taught by men, and there is a shortage of women teachers in the region. Since the fall of the Taliban government in the early 2000’s, the University of Kabul has reopened, admitting new students, in attempts to improve Afghanistan’s academic statistics. Afghanistan is generally not a very desirable country to visit, if you are a tourist. It can be dangerous in most parts, and with the ongoing wars and disputes with surrounding regions, can be a very unsafe vacation. However, for the history buff, this country is a plethora of ancient and modern history. For more information on Afghanistan, visit http://afghanistanmicroblog.com and http://microblogafghanistan.com.

To protect and facilitating initial health care, nutrition and education to children under the age of six, through community management, while their families develop the skills to respond to their children’s needs. SOS Children’s Villages revolve around the effort to give children who have lost their parents or who are no longer able to live with them a permanent home and a stable environment. The SOS Children’s Village family-like structure is formed by four basic principles: mother, brothers and sisters, house and village. This placement needs organisaation because like so many organizations in the developing world, this placement is underfunded and lacks the necessary man-power to implement its programs effectively. This is a recurring problem that you will find with all of our organizations.

The volunteers can help by doing the following task:

Establishing community structures, made up of families participating in the programmes who manage the community homes and centres. Volunteers will continue to work developing the programmatical and educational aspects of an organization committed to child advocacy. Volunteers will also help women become self-sufficient, support them in the areas of personal development, literacy, information on protection from gender violence, sexual and reproductive health education and, above all, training and integration into the labour market (skills for work, job searches, micro business and micro loans, etc). Other tasks that you may be requested to preform outside of your core duties: Volunteers can also support families as they work at attaining better care and protection of their children, and the development of “family project” centres dedicated to improving their living conditions through education. You can also help meet the daily needs of children, providing child care for the youngest residents: the infants and toddlers need caring hearts and steady arms to hold and feed them, help them with their first steps, and play to help their socialization.

The specific skills are they looking for at this placement are :

Doctor Nurse Medical Student Pre-Med Student Emergency Medical Technician Health & Hygiene Training Child & Youth Worker Early Childhood Education Recreational Programming Social Worker (BSW) Program Proposal Writting Social Work Student Psychologist Psychology Student Day Care Work Report Writing / Data Collection General Administration Teacher – Math Teacher – Science Handicraft Design Educational Games Sexual & Reproductive Health Training Social Worker (MSW)

Think to yourself, how wonderful would it be not travelling to work on a daily basis. No more over crowded trains or buses that are constantly running late or breaking down.

Imagine saving yourself 10 or more hours per week. You would save money by reducing the cost of travel such as petrol, parking, maintenance, servicing and wear and tear on your car and benefits society by reducing traffic, pollution and prosperity in rural areas. Balancing your work and life is a mean feat for just about anyone. With increased pressures we face at work these days most working mothers and dads find it a challenge to navigate the corporate mine field before rushing home to tend to the needs of their partners and kids.

It seems that by going more modern we have cut ourselves in half taking away our freedom – the room to STOP, THINK AND CHILL. But you don’t have to be a parent to juggle the fine line of work/life. Investing in yourself provides a huge return in satisfaction as well as skill, whether you look to update your computer literacy, update your accounting skills, or simply learning something new. And it does not have to be classroom style learning. Professional or personal development – positive influence covers a range of areas of improvement. You spend a third of your life sleeping, an almost two thirds working. There is no time for anything else – this reflection is sadly that of many. A fundamental change of heart and mindset is essential. The encouragement and support that everyone looking for working their own hours / flexible hours around creating a rewarding lifestyle.
What is really an information product? On the Internet, anything that can be found there is considered as one. You can name anything; ranging from computer games, anti-virus software, e-book, songs, web templates, clip art or even a membership to a website. Welcome to the amazing world of Internet.
The information products listed have to be of value to somebody out there, otherwise you would not get to find them on the Internet. The question we would be asking ourselves is how do I create them and translate that into money for me. Now, this is the uniqueness of the Internet.…

Now, this is the uniqueness of the Internet. Whatever problems that comes out of it, you can get to search for the solutions on it as well. The thing is that do we know where to search or how to go about it?
Take the creation of an e-book. If you simply do not possess the literacy skills, just hire a ghost writer to do it for you. What you can provide would be some ideas, a rough framework, pay some money and somebody out there is more than willing to do the job for you with all credit going to you. Mind you, this is not cheating, unlike getting work done for examinations. What is happening here is that you are paying for some work, take ownership of it and market it under your brand or name. It is totally a business deal.
In the case of software, there are loads of programming wizards out there who can churn out programs to your needs. End of the day, you want to pay for some work which you do not know how, but deep down inside you know that there is a demand for it.
Now, before you go out rushing to create your very own product, take a step back, ask yourself what is your objective? Obviously the main objective is to make money, but there are many ways to make money. Do not just narrow your mind on making money out of the product. You should think about what this product can do for you? For example, you can offer the product as a free gift to build your list, use it to brand yourself or even make use of it as a viral traffic generator; what that means is that in your information product, you can introduce the rest of your business to those reading it. All these actions will result in helping you to acquire more sales and build a base for you to market your future products that indirectly will generate income for you too.
Take your time, look around you and I am sure that you will be able to come up with ideas to create information products which you can proudly call your own.
